Please keep in mind that my remodel ideas are coming from a person who is getting ready to retire, and I was looking at what would be the most functional remakes to take me into my 80's. A young couple with children would probably have other ideas (maybe).

I would put a garage attached to the main house on the north side, next to the bedroom under the study/loft. A driveway would be added to access this garage which is basically behind the house and there would be a laundry in the garage and a door into what would become the new kitchen I dislike houses where the first thing you see is a garage (worse, a three-car garage with space for an RV....Eeccchh!)

Above the garage would be added a master bedroom and bath, with access from a new staircase up to the loft/study. The existing window on the north side would be the entrance to the new master bedroom and bath. Big windows would enhance an otherwise dark side of the house, and the woods view would be stunning.

On the main floor, the north bedroom ( under the existing loft/study) would now become the kitchen with a formal dining room adjacent on the east side. Can lighting will keep it bright, as this is a particularly dark side of the house except in the morning. The wall currently behind the wood-burning stove would be open to be all glass with an I-Beam across the whole side and windows and french doors looking out to the deck.

The existing kitchen and dining area would become the main living room, with a remodeled front door (a real entrance) on the south side of the house where the existing steps walk up to the front of the house and continue onto the deck. The present house has what I would call "entrance confusion", common in country property. Putting a "real" entrance on the south side would be sweet.

The two back bedrooms would be pretty much unchanged except that there would be access to the existing bathroom from the south bedroom, I would remove the closest and create access to the bathroom, and put a closet on the north wall between the second north facing bedroom, creaing a 'sound' buffer, which currently does not exist. A french door out to an out door shower and deck would enhance and enlarge the bedroom visually.

If a person wanted to enlarge the guest cottage/studio, the uphill side would be most logical. The loss of the big heritage oak would be devastating to me, but would add an opportunity to enlarge the cottage. Parking would be a cleared area behind the current garage/shop, and could potentially, with a retaining wall, accommodate two or three cars.

The current shop/garage should have a "Loafing shed" for goats, horses or ponies added to the southeast side so there would be access through the man door in the garage. Hay, feed, etc could be delivered to the critters through this door, and feed storage would be dry and clean at the east end of the shop.

I would irrigate the entire front of the property for grapes, olives trees, animal grazing, etc. The well is more than adequate for this purpose.

I think that's about it .... Approximate cost for all improvements: $400,000
